Real Estate

Buying well in Saudi Arabia is a diligence problem, not a listings problem

We act for foreign buyers acquiring residential and income-producing property in the Kingdom, including purchases intended to support a Real Estate Owner Premium Residency application.

Markets

Where we transact

Each market carries a different liquidity, tenancy and regulatory profile. We match the asset to your holding period rather than to the loudest launch.

Riyadh

Diplomatic Quarter, Hittin, Sedra and the King Abdullah Financial District — deepest supply of residency-qualifying stock and the strongest tenant demand.

Jeddah

Corniche and north Jeddah apartments and villas, plus regeneration sites with longer horizons and higher variance.

Eastern Province

Dhahran, Khobar and Dammam — compound and family housing driven by energy-sector employment.

Giga-project districts

NEOM, Diriyah, Qiddiya and Red Sea releases: staged payments, off-plan risk and strict escrow rules.

Due diligence

Six checks we complete before you commit

Title and ownership
Deed verification, encumbrance and mortgage searches, and confirmation the asset sits in an area open to foreign ownership.
Off-plan protections
Wafi licensing, developer track record and escrow release schedule reviewed before any deposit moves.
Valuation and value protection
Independent valuation plus an assessment of expropriation and compensation exposure on the parcel.
Structure and tax
Ownership vehicle, repatriation route, transaction tax and municipal fee modelling.
Tenancy and yield
Ejar registration, lease terms and realistic net yield after service charges and management.
Settlement
Payment sequencing, power-of-attorney execution and registration through to the issued deed.

Residency-linked purchases

If the purpose of the purchase is residency, the asset has to qualify

The Real Estate Owner category requires qualifying residential property that is fully paid, unencumbered and above the prevailing value threshold. Off-plan units, mortgaged assets and commercial stock frequently fail that test even when the headline price looks sufficient.
